Large private operators are using pickleball to anchor premium memberships, while municipalities are building larger public facilities designed for leagues, tournaments, and regional draw. New facilities are bundling courts with programming, events, pro shops, and cross-location access rather than relying on open-play supply alone. The advantage is shifting from “more courts” to better utilization: leagues, youth offerings, events, member reciprocity, all-weather access, and keeping courts active across more hours, seasons, and customer segments.

Growth in the 100 largest U.S. cities slowed to 4% from 2025 to 2026, suggesting dense urban markets are maturing. The strongest public-sector opportunities may be in suburban or regional park settings where land, parking, lighting, and distance from homes can reduce noise complaints and zoning friction.
